Direct Reports: Field supers, Punch, Carpenter, Sub Crews
Purpose: To maintain customer satisfaction by ensuring jobs are completed on schedule, to correct specifications, and in budget. Maintain a good working relationship with customer's personnel and ensure issues are resolved promptly.
Duties include but are not limited to the following:
Scheduling
Use builders scheduling websites and develop sources to produce accurate schedules
Ensure Field Starts are tracked for material delivery and Labor assignments
Take offs
Ensure that all takeoffs and inspection are completed and accurate and are submitted with sufficient lead time
Will oversee all spec changes, custom homes, new neighborhoods (Start-up and models), and special projects
Inventory
Maintain appropriate inventory at sufficient levels
Ensure materials are used in ways that maximizes efficiency and profitability
Collect delivery discrepancies and operational issues daily from field supers
Employees
Monitor demand pipeline to ensure appropriate staffing
Participate in recruiting and hiring process
Arrange performance reviews of subordinates
Maintain safety program and Emphasize Safe practices
Review
Review and approve all sub pays, time and task, overtime, and administrative functions
Ensure customer service issues are handled and resolved in a timely manner
Field walk houses as a means for quality control
Desired competencies and attributes:
Minimum 5 years' experience with residential home construction
Construction management degree
Competent use of computers and software (laptop, tablet, MS office)
Ability to establish good working relationships with a variety of people, including upper management, designers, sales, trades, builders
Proven ability to delegate and manage tasks to meet established deadlines
Excellent oral and written communication skills
Can analyze data or personnel and resolve problems efficiently and effectively
Current knowledge of construction practices, terminology and building codes
Attention to detail and persistence in follow-up
Leadership ability, High energy level, Decisive, Organized, Assertive, Sociable, Objective, Independent, Manageability, Accommodating, good attitude.
